Showcase Home Management provides services for Home Builders, Banks and Relocation Companies that have a vacant home on the real estate market "For Sale".  Showcase Home Management takes over the management of your residential properties and dramatically enhances the presentation of the homes inside and out. Research testing has proven that professionally furnished and well maintained homes sell 50% faster than an unfurnished home and for a 7% more money.

 
 
A vacant homes presentation can be cold, stale and often sends the signal to potential buyers that the home is a distressed sale, which causes them to typically make low ball offers well below the market price. Typically, repossessed and/or vacant properties look un-kept, have damages, often deteriorate and tend to stay on the market for an extended time. Dead grass and shrubs, dirty pools and mold from water leaks can make homes difficult to sell. Showcase Home Management helps our clients break the pattern of dropping the price to a level where investors purchase it, make necessary improvements, and resell the home for a profit. Often Home Builders have to keep dropping price and their profit margin until it finally sells. We save you time, hassle and money while helping your company get a higher value for your residential properties.

 
 
 

How does it work?

 
 
Showcase Home Management takes over the complete management and care of your Company's residential properties. Showcase Home Management carefully screens and assigns trained Home Managers who own upscale furniture & quality decor to reside and manage the home until sold. They perform by enhancing and managing the home in exchange for paying a quarter of the typical market rental fees to us. We match the Home Managers and their furniture/decor to the homes' style, size and value. Our Home Stager determines the best way to display the items so your houses, which will transform them from looking empty, stale and plain, to stylish and beautiful, "Model Homes". The Realtor showings on your home to potential buyers will be greatly enhanced. When the home sells, the Home Managers quickly move to the next vacant home to repeat the process all over again. 
 
The Agreement with THM to perform services is directly with your Company; however, you select the Realtor and we assist them. Realtors benefit from knowing the home is always ready-to-show eliminating problems for them. Realtors know having a home staged will greatly increase their chances of getting it sold. Once the home is furnished and decorated, we give the listing Realtor a high quality 360º Virtual Tour to provide them with an Internet marketing tool. The 360º panoramic Virtual Tour is provided for your Company and your Realtor complimentary.

 
 
 
How much will all of these valuable services cost? &
How will your Company save money in the process?
 
 
The property managment services that we perform for your Company pay for themselves immediately with the savings. Showcase Home Management charges only 1/4 of 1% of the selling price if sold within 180 days. If home is not sold within this timeframe all services are complimentary.
 
While we are performing valuble staging and managing services we also cover many or all of the home's holding costs. During our management term, we will pay the property's monthly utilities bills which include the electric, water, gas and sewage companies. Quality Staging services cost $2,000 - $4,000 per month for homes valued over $500,000.
